Planning permission for extensions

FRONT EXTENSION

Front extensions are NOT permitted development unless:

  • A porch not exceeding floor area of 3 sqm.
  • A porch not exceeding 3m in height.
  • A porch not within 2m of a boundary fronting a highway.

SINGLE STOREY SIDE EXTENSIONS

Side extensions are considered permitted development providing they conform to the following:

  • Extension must NOT exceed 50% of the total area of land around the originally built house.
  • Width of side extension must not exceed half the width of the original house.
  • Have a height NOT exceeding 4m.
  • When within 2m of the boundary the eaves should not exceed 3m.

SINGLE STOREY REAR EXTENSIONS

Rear extensions are considered permitted development providing they conform to the following:

  • Extension must NOT exceed 50% of the total area of land around the originally built house.
  • Extension must NOT extend beyond the rear of the original house by 3m when attached or by 4m when detached.
  • Have a height NOT exceeding 4m.
  • When within 2m of the boundary the eaves should not exceed 3m.

TWO STOREY REAR EXTENSIONS

Rear extensions are considered permitted development providing they conform to the following:

  • Extension must NOT exceed 50% of the total area of land around the originally built house.
  • Extension must NOT extend beyond the rear of the original house by 3m when attached or 4m when detached and be within 7m from the rear boundary.
  • Have a height NOT exceeding the height of the original house.
  • When within 2m of the boundary the eaves should not exceed 3m.
  • Roof pitch to match existing house.
  • Any window on the side elevation must NOT be opening below 1.7m from the finished floor level and have obscured glazing.
  • Balconies and verandas are NOT permitted.
